Accounting and Management: Collect monthly rents and keep accurate records of payments and rent rolls. We work with tenants to keep payments on-time, and we receive and process repair requests. Also, rents are modified on regular intervals in accordance with the prevailing market, and we ensure that lease agreements and obligations are fulfilled by tenants. When necessary, we file evictions and remove tenants legally when leases are broken due to a lease breach. Further, we keep accurate accounting of income and expenses for tax purposes. On a monthly basis, owners receive a check and statement along with any copies of bills. Upon request, we will make mortgage and insurance payments out of rents. Finally, we send a year-end summary to each client along with IRS Form 1099-MISC for tax accounting purposes.

Maintenance: Manage repairs and improvements on properties making sure work is completed properly and that expenses are reasonable and correct. Invoices for work completed on properties are paid out of rents, with any price discounts passed through to the owner.
